Project Overview
As part of Salomons Estate’s master plan to conserve its historical listed assets, the estate embarked on an ambitious project to restore and repurpose its former potting sheds into luxury self-catered holiday lets. The new Garden Cottages were designed to provide high-end accommodation while preserving the original charm and heritage of these 19th-century buildings.
Presence & Co. was responsible for full project management, working alongside Dark Projects to deliver the renovation to the highest standards. Our expertise ensured that the transformation was carried out sympathetically, maintaining the Victorian character of the buildings while incorporating modern comforts and sustainability upgrades.
Our Role
Presence & Co. managed the project from conception to completion, handling:
- Project Coordination – Overseeing construction, working with architects, and liaising with the estate’s team.
- Structural Restoration – Ensuring all original features, including exposed timber beams and brickwork, were retained.
- Utility & Infrastructure Upgrades – Enhancing thermal efficiency, installing modern plumbing, electrics, and heating systems.
- Interior Fit-Out – Creating a modern yet rustic aesthetic, with open-plan layouts, fully equipped kitchens, and luxury finishes.
- Heritage Compliance – Managing the renovation in line with conservation guidelines to protect the estate’s listed status.
The Build & Renovation Process
- Full Structural Restoration – Retaining the original brickwork and exposed timber structures, ensuring durability and authenticity.
- Luxury Interior Fit-Out – Installing shaker-style kitchens, stylish living areas, and contemporary en-suite bathrooms.
- Energy Efficiency Upgrades – Implementing thermal improvements to enhance long-term sustainability.
- Outdoor Enhancements – Landscaping the surrounding area to create a peaceful retreat for guests.
The Result
Completed in November 2022, the Garden Cottages now serve as a unique accommodation offering in Tunbridge Wells, attracting both holidaymakers and business guests. The renovation has successfully preserved a piece of history, securing the future of Salomons Estate while contributing to local tourism.
